Themed Mixed Use Development

To work on a project over the course of two or more years may seem laborious, but multiple iterations and collaborative study can result in a plan that not only meets development goals, but also creates a vibrant public center with a dynamic tenant mix. Developers of this mixed-use project located in a high-growth area of Florida's Gulf Coast saw a need for destination-retail to serve surrounding office and residential uses. The project evolved over time as the team began to realize the value of adding sports-oriented uses and, eventually, a theme that would draw big name retailers, restaurants, and entertainment venues in a symbiotic shop-dine-play town center development. Boulevard Studios provided planning services, every version carefully considering parking distribution, vehicular and pedestrian circulation, maximum tenant visibility, and "best and highest" use of the assembled parcels.
